General questions

How long does floor sanding take?

A typical room takes one to two days, including finishing. Bigger floors and any repairs take a little longer, and we confirm the timeline with your fixed quote.

Is floor sanding messy?

Very little. Our dust-free sanding systems capture around 99% of dust at source, so your home stays clean while we work. We also protect doorways and skirting before we start.

How do I get a quote?

Yes — every job starts with a free survey and a fixed written quote. The price on the quote is the price you pay, unless you ask us to add extra work. You can book a survey online in a couple of minutes.

Do you carry insurance?

Yes, we carry £5m public liability insurance. Certificates are available on request, which facilities managers and landlords often need before work starts.

Do you guarantee your work?

Our floor restoration comes with a 3-month service guarantee. If something is not right with our workmanship during those three months, we come back and put it right. Gap filling is excluded, because wooden floors move with the seasons — see our service guarantee for the full terms.

Can I stay at home during the work?

Not at all. We work room by room, and most customers stay at home throughout. Our water-based lacquers and low-VOC oils have only a mild smell, so day-to-day life carries on.

When can I walk on the floor again?

Light foot traffic in socks is usually fine after a few hours. Furniture can go back after 24–48 hours, and rugs are best left off for around a week while the finish fully cures.

Do you work outside Croydon?

Our team works across Croydon and the neighbouring towns and villages. Not sure if you are covered?, get in touch — we are often happy to travel for larger jobs.

Is parquet sanded differently?

Because the blocks run in different directions, we use a multi-direction sanding sequence. Finishing with a planetary or buffing machine removes swirl marks and leaves a flat, smooth surface.

My parquet is stuck down with black bitumen — is that a problem?

Black bitumen was a common adhesive for parquet laid before the 1970s. It is not a problem for sanding, but loose blocks need cleaning back and re-fixing with a compatible adhesive. We check this during the survey and include it in the quote.

How do you fill gaps between floorboards?

Smaller gaps are filled with resin mixed with fine sanding dust, so the colour matches. Wider gaps get thin pine slivers glued in and sanded flush. Our gap filling guide compares the two.

Why is gap filling not guaranteed?

Gap filling is excluded from our service guarantee. Wooden floors expand and shrink with the seasons and with movement in the building, which can open small cracks in the filler. We choose the method that suits your floor best to keep this to a minimum.

Does gap filling make a room warmer?

It usually makes a real difference. Gaps between floorboards let draughts rise from under the floor. Filling them makes rooms cosier and stops dirt collecting between boards.

Do you offer floor staining?

Yes. After sanding we apply test patches on your timber so you can see how each shade looks in the room before we commit. Find out more about wood floor staining.

Will the stain look like the sample card?

Oak, pine and other woods all react to stain in their own way. Sample cards are only a rough guide, so testing on the sanded floor is the only reliable way to choose.

Do you strip painted stairs?

Yes — we strip paint and old varnish from treads, risers and spindles. Sanding stairs is detailed hand work, and we finish them with a hard-wearing lacquer or oil. See stairs stripping and restoration.

Can we use the stairs while you work on them?

Usually, yes. We work on every other step so you can still get up and down, then complete the rest the following day. We agree the plan with you before we start.

How many days does a staircase take?

Most staircases take two to three days from stripping to final coat. Lots of paint layers or turned balusters can add a little time, which we include in your quote.

Can you work during school holidays?

We regularly work during holidays, evenings and weekends. Most halls are finished in a few days, so the space is back in use quickly.

Do you do court lines on hall floors?

Yes. After sanding we apply a slip-resistant sports lacquer and can repaint court markings for badminton, netball and other games between coats so they are sealed in. Read more about our school floor restoration.

Do you provide risk assessments and method statements?

We provide risk assessments, method statements and insurance details before work begins. Our team is used to working on occupied sites with strict safety rules.

Will office work disrupt our staff?

Office floors can be done out of hours or in phases. Our dust-free machines and water-based lacquers mean minimal disruption to your team.

Do you work on listed buildings and church halls?

We have restored many church and community hall floors. We treat older floors with care and choose finishes suited to heavy public use. See churches and community halls.

Floor Sanding

How are your prices worked out?

Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and we confirm everything with a fixed written quote.

Can you quote from photos?

For many jobs, yes. Photos of the floor plus rough measurements let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.

Oil or lacquer — which should I choose?

Hardwax oil gives a natural, matt look and can be refreshed in patches. Lacquer forms a tougher surface layer that copes well with spills and busy households. We recommend the right one at the survey — or read our guide to oil and lacquer.

Are the finishes safe for children and pets?

They are. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. Keep pets off the floor for the first 24 hours, and keep claws trimmed to help the finish last.

How many coats of finish do you apply?

We usually apply two coats of hardwax oil or three coats of lacquer. High-traffic areas can have an extra coat for added protection.

Can engineered floors be sanded?

In most cases, yes — as long as the top wear layer is 3 mm or more. We check the wear layer during the free survey, often by lifting a threshold strip or a floor vent. Our guide to sanding engineered floors explains more.

How many times can a solid wood floor be sanded?

Solid timber floors can be sanded again and again. Each sand removes only a very thin layer when done properly, so a well-kept floor will last generations.

Can old parquet be saved?

In nearly every case, yes. We re-glue loose blocks, replace missing ones with matched or reclaimed timber, then sand and finish the whole floor for an even, seamless look. Find out more about parquet floor repairs.

Can old pine floorboards be restored?

Yes — original boards often hide beautiful timber under old paint and varnish. We knock down protruding nails, replace split boards and sand back to fresh timber. Read our guide to Victorian floorboards for the full process.

How should I prepare the room?

Empty the room where possible and take down curtains that reach the floor. We can help move heavy furniture if we know in advance. Our guide to preparing your home has more tips.

What do you need from us on the day?

We need access to a standard power socket and, ideally, parking near the property. Our machines run on domestic power, and we bring everything else with us.

Decking Restoration

My decking has gone grey and slippery — can it be saved?

In most cases, yes. We clean, sand and treat the boards with a UV-resistant decking oil that brings back the colour and reduces slipperiness. See our decking restoration service.

When is the best time to restore decking?

Late spring to early autumn is ideal. The timber needs a few dry days so the oil can soak in properly. Our guide to decking after winter explains how to prepare.

How often should decking be oiled?

Most decks benefit from a fresh coat every year. South-facing decks in full sun may need it sooner. A yearly coat keeps the timber protected.

Can you replace rotten decking boards?

Yes — we replace rotten or split boards before sanding. New boards are blended in once the whole deck is oiled.

Floor Repairs

Can you match replacement boards to my floor?

We source matching new or reclaimed timber of the same species and width. After sanding and finishing the whole area, repairs blend in. Learn more about wood floor repairs.

Why do my floorboards squeak?

Most creaks are caused by boards moving on their fixings. We screw loose boards down into the joists and fix any movement in the joists below. Read about causes and fixes.

Can you repair a water-damaged floor?

In many cases. Light marks often sand away, while cupped or blackened boards are replaced and blended in. The floor must be fully dry first, so we may check moisture levels before starting.

Re-Oiling

Can my floor be refreshed without a full sand?

When wear is only in the finish, a deep clean and fresh coat can bring it back. It takes a fraction of the time of a full sand and keeps the floor protected. See re-oiling.

How often should an oiled floor be re-oiled?

Busy areas like hallways and kitchens usually need a maintenance coat every one to two years. Bedrooms often last several years. Our guide to re-oiling and re-coating helps you judge.

Can a lacquered floor be re-coated?

Yes — as long as the wear has not reached the bare wood. We lightly abrade the surface, clean it and apply a new coat of lacquer, giving back an even, protective finish without a full sand.

How should I clean an oiled floor?

Vacuum or sweep regularly and mop with a damp, well-wrung mop and a pH-neutral wood soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
