Floor Sanding Services
Professional, dust-free sanding that brings tired wooden floors in Croydon back to life — from period floorboards to modern engineered oak.
There is nothing quite like the look of real wood brought back to life. Our Croydon team takes floors that are scratched, stained, grey or patchy back to clean, flat timber, then protect them with a finish chosen for the way you live.
We always begin with a free survey, honest advice and a fixed written quote, so there are no surprises on the day. Extraction on every machine captures around 99% of dust at source, which means very little cleaning once we have gone.
Specialist sanding for every floor
Different timbers and floor types need different techniques. Many jobs combine several of the services below:
Parquet floor sanding — multi-direction sanding for herringbone, chevron and block floors.
Solid wood floor restoration — hardwood floors taken back to bare timber and refinished.
Floorboards restoration — Victorian and Edwardian boards brought back to their best.
Gap filling between boards — resin filler or reclaimed pine slivers to cut draughts.
Floor staining — from soft natural tones to deep walnut and grey.
Staircase stripping and refinishing — old paint stripped and timber stairs refinished.
Garden decking restoration — grey, slippery decking cleaned, sanded and oiled.
What happens on the day
Preparation comes first: we sheet up doorways and protect skirting and furniture, nails are punched below the surface and any loose boards are secured. Damaged sections are put right before sanding with our wood floor repairs service, using matched or reclaimed timber.
We then sand in several passes, moving from coarse to fine abrasives, taking off old coatings and flattening cupped or uneven boards. Edges and corners are worked by hand-held edgers so the whole floor matches.
Oil, lacquer or stain?
Hardwax oil gives a natural, matt look and is easy to touch up, while water-based lacquers form a tougher layer for busy kitchens and hallways. If you are not sure, our guide to oil or lacquer explains the pros and cons. All our finishes are low-VOC and safe for families and pets.
Homes, schools and public buildings
We sand floors in houses and flats all over Croydon, but we also restore school halls, church floors and offices. Larger buildings are covered by our public spaces service, planned around term times and events.
After we finish
You can usually walk on the floor in socks after a few hours, return furniture after 24–48 hours and put rugs back after about a week. We leave written care instructions, and oiled floors benefit from occasional re-oiling and aftercare.
Why customers choose us
Each project is run by an experienced craftsman, not a rotating crew of subcontractors. We explain the options honestly, recommend only what your floor needs and keep you updated throughout. Our work is backed by £5m public liability insurance and have more than ten years of experience restoring wooden floors.

Common questions
How many days will my floor take?
Most single rooms are sanded and finished in one to two days. Bigger floors or extra repairs take longer, and we confirm the schedule with your quote.
Is floor sanding really dust-free?
Our machines capture around 99% of dust at source, so there is very little to clean afterwards.
Can every wooden floor be sanded?
Most solid floors can be sanded many times. Engineered floors usually can if the wear layer is 3 mm or more. We confirm this during the free survey.
Can I stay at home during sanding?
No — we work room by room and most customers stay at home throughout. Our water-based finishes have very low odour.

Questions about Floor Sanding
How should I clean an oiled floor?
Vacuum or sweep regularly and mop with a damp, well-wrung mop and a pH-neutral wood soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
Can you quote from photos?
For many jobs, yes. Photos of the floor plus rough measurements let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
Are the finishes safe for children and pets?
They are. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. Keep pets off the floor for the first 24 hours, and keep claws trimmed to help the finish last.
How should I prepare the room?
Empty the room where possible and take down curtains that reach the floor. We can help move heavy furniture if we know in advance. Our guide to preparing your home has more tips.
How are your prices worked out?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and we confirm everything with a fixed written quote.
What do you need from us on the day?
We need access to a standard power socket and, ideally, parking near the property. Our machines run on domestic power, and we bring everything else with us.
What our customers say
Honest advice — no unnecessary work
“I asked for a full sand, but after looking at the floor they said a fresh coat of lacquer would do. Half the price and the floor looks like new. Rare honesty.”
Sanderstead
Fair price, brilliant finish
“Clear quote with no surprises. They explained the oil options without any pressure and the colour sample matched what we wanted perfectly.”
Sanderstead
Great advice on staining
“I had picked a colour from a brochure, but on our pine it would have looked almost black. The samples showed us a better option and the floor looks brilliant.”
