Re-Oiling & Floorcare
Keep your floor looking its best with re-oiling and re-coating in Croydon - quicker and cheaper than sanding.
Looking after your wooden floor
A wooden floor does not need sanding every time it looks tired. As long as the finish has not worn through to bare timber, a deep clean and fresh coat of oil or lacquer can bring the floor back to life in a day. Regular maintenance also means the floor needs sanding far less often, so the wood lasts longer.
Our floorcare services
We offer two maintenance services, depending on the finish on your floor:
Re-oiling - for oiled and hardwax-oiled floors: deep clean, light buff and a fresh coat of oil that soaks into the wood.
Lacquer re-coating - a light sand and new topcoat of lacquer for floors with dull walkways and fine scratches.
When maintenance is enough
Maintenance works when the damage is in the finish. Deep scratches, black water stains or worn-through bare wood mean a full sand and refinish is needed. Any damaged boards are repaired first with our floor repair service. Our guide when to re-oil or re-coat helps you decide.
Why maintain your floor?
Usually completed in a single day, with little disruption
Far cheaper than a full sand
Protects the timber and extends the life of the floor
Restores colour, sheen and water resistance
Who our floorcare is for
We look after floors in family homes, rented flats, shops and offices. Busy public spaces benefit too, with maintenance coats booked into quieter periods. Many of our customers book a maintenance visit every year or two, so the floor never gets to the point of needing a full sand.
Products we use
We use professional hardwax oils, maintenance oils and water-based lacquers from established flooring brands. They are low-VOC and low-odour, so they are safe for families, pets and occupied buildings. We match the product to your existing finish wherever possible, so the new coat bonds properly and looks consistent. Ask us about colour-tinted maintenance oils if your floor was originally stained.
Spot repairs and touch-ups
Oiled floors are easy to spot-repair, which keeps maintenance simple. A scratch by the back door or a worn patch in front of the sink can often be lightly sanded, re-oiled and blended in on the same visit. Lacquer is harder to patch invisibly, so re-coats are normally done room by room. We always recommend the simplest option that will look right.
If your floor has gone beyond maintenance, our repair team and sanding specialists can take it right back to fresh timber. Restoration work comes with our three-month service guarantee.

Common questions
How often should I re-oil my floor?
It depends on use, but typically every one to three years in hallways and kitchens.
Can a lacquered floor be re-oiled?
Only after a full sand. Lacquer seals the wood, so the old finish must be removed before oiling.
When can I walk on it again?
Light foot traffic after a few hours; furniture after 24 to 48 hours and rugs after about a week.
Will re-oiling remove scratches?
It hides light surface scratches in the finish, but deep scratches into the wood need sanding.

Questions about Re-Oiling & Aftercare
How should I clean an oiled floor?
Vacuum or sweep regularly and mop with a damp, well-wrung mop and a pH-neutral wood soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
Can you quote from photos?
For many jobs, yes. Photos of the floor plus rough measurements let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
How long does floor sanding take?
A typical room takes one to two days, including finishing. Bigger floors and any repairs take a little longer, and we confirm the timeline with your fixed quote.
How are your prices worked out?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and we confirm everything with a fixed written quote.
How often should an oiled floor be re-oiled?
Busy areas like hallways and kitchens usually need a maintenance coat every one to two years. Bedrooms often last several years. Our guide to re-oiling and re-coating helps you judge.
Are the finishes safe for children and pets?
They are. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. Keep pets off the floor for the first 24 hours, and keep claws trimmed to help the finish last.

Great advice on staining
