Re-Oiling
A deep clean and fresh coat of oil that brings dry, patchy oiled floors back to life in Croydon - no sanding needed.
Bring your oiled floor back to life
Oiled floors are beautiful, natural and easy to repair - but the oil needs topping up. Over time, walkways turn dry and pale, the floor marks more easily and spills soak in faster. A maintenance re-oil restores the colour and protection in a day, with no sanding and very little disruption.
What a re-oil involves
Deep cleaning the floor to lift ingrained dirt
Light buffing to open the surface and remove fine marks
Extra attention to walkways and worn spots
A fresh coat of hardwax or maintenance oil, buffed in evenly
When to re-oil
Re-oiling works on floors that were finished with oil or hardwax oil and still have an intact surface. If your floor is lacquered, re-coating is the equivalent maintenance treatment. Deep stains, dents or bare patches need a full sand and refinish. Our guide when to re-oil or re-coat explains the signs to look for.
Drying and aftercare
Light use is fine after a few hours; furniture can return after a day or two, and rugs after roughly a week. We leave you with the right cleaner and simple advice to keep the oil in good condition. See how to care for oiled floors for a simple routine.
How to tell it is time
Walkways look pale, grey or dry compared with the rest of the floor
Water no longer beads on the surface and soaks in quickly
The floor marks and stains more easily
The finish looks uneven in different areas
A quick water drop test tells you a lot - if the water soaks in quickly, it is time to re-oil. Catching it early keeps the cost down and protects the timber underneath. Kitchens and hallways usually need attention first.
For the cost, few treatments make such a visible difference. Booked every year or two, it keeps the floor protected and can delay a full sand for many years.

Questions about re-oiling
Are the finishes safe for children and pets?
They are. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. Keep pets off the floor for the first 24 hours, and keep claws trimmed to help the finish last.
Can you quote from photos?
For many jobs, yes. Photos of the floor plus rough measurements let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
How are your prices worked out?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and we confirm everything with a fixed written quote.
Can my floor be refreshed without a full sand?
When wear is only in the finish, a deep clean and fresh coat can bring it back. It takes a fraction of the time of a full sand and keeps the floor protected. See re-oiling.
How should I clean an oiled floor?
Vacuum or sweep regularly and mop with a damp, well-wrung mop and a pH-neutral wood soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
How often should an oiled floor be re-oiled?
Busy areas like hallways and kitchens usually need a maintenance coat every one to two years. Bedrooms often last several years. Our guide to re-oiling and re-coating helps you judge.
What our customers say
Honest advice — no unnecessary work

Great advice on staining
“I had picked a colour from a brochure, but on our pine it would have looked almost black. The samples showed us a better option and the floor looks brilliant.”
